About the role

The role will report to the Director of Real Estate (RE) for North America (NAM) and will work closely
with the different Adecco business units and departments across the region.

The Real Estate Manager’s primary objective is to ensure that the entire Real Estates process, from
establishing the business need to the invoicing, is efficient, data-driven, compliant, and well
communicated internally. A key part of the process is first to understand the business requirements
and then to find the best solutions to design and adapt the existing Portfolio.
The Real Estate Manager will work closely with our Leasing Administrator JLL with all aspects of new
leases, lease renewals and lease terminations.

What you’ll be doing

Key responsibilities include, but are not limited to:
Managing the assigned Real Estate Portfolio of North America (US & Canada)

Mediate between Landlord, JLL and internal customers and our Adecco branches.

Negotiations of new terms and extensions, driven by data-analysis and Benchmarks from the
NE region

Assessing and supporting needs from the Business and deploying RE solutions according to
the Region’s strategy.

Leading, interacting with and steering internal and external stakeholders in the development
from miscellaneous Project types: Openings, Closures, Merges, Refreshes and Rebranding

Close collaboration with Real Estate Project Managers, Facility Management, and other daily
Business issues & tasks

Work with and challenges internal stakeholders during new lease and lease renewal decision
making processes.

Analyze, deliver and monitor relevant metrics for the organization, explaining and illustrating
cause-and-effect relationships between business behaviors and financial implications.

Reporting KPI’s on a regular basis to the head of RE NE, Finance, and other stakeholders

Ensure contract compliance.

Maintain the property inventory file ensuring all properties with leases expiries/break options
within the next 12 months are monitored and managed in line with business strategy.

Manages all challenges we may face with landlords and suppliers.

Identify and eliminate non-value-added services / activities at every level within the business
operation

About you
At least 5 years of experience within complex Real Estate organization with multi-dimensional
portfolios across geographies.

Proven track record of leases negotiations

Good understanding of US (and possibly Canadian) tenancy law.

challenges that such an operation brings and how to minimize the risks and challenges to
maximize effectiveness.

Excellent communication skills in English both spoken and written

Able to provide excellent customer experience, through performance and embedding a
culture of continuous improvement

Passionate about creating an environment that is oriented towards the highest ethical
standards, trust, open communication, and creative thinking

Strong familiarity with Real Estate management in the United States is a requirement.

Familiar with the deployment of RE projects, from pre-projects to construction to the move.

MS Office skills – particularly Excel

Previous experience in developing and managing Real Estate contracts

Experience in collecting, analyzing and presenting data

Familiarity with property management systems required. Familiarity with CoStar is a plus.
